The Uttar Pradesh Cabinet has approved four link expressway projects spanning approximately 322 km at a combined cost of Rs 17,542.06 crore, with completion targeted within three years. The Uttar Pradesh Expressways Industrial Development Authority (UPEIDA) will develop the projects to connect existing expressway corridors, improve access to the Bundelkhand region, and strengthen road connectivity to Noida International Airport at Jewar.
The new links will connect multiple districts and urban markets across Uttar Pradesh. Real estate implications will vary by location: Jewar is linked to the airport region, the Farrukhabad corridor connects central Uttar Pradesh to the Ganga Expressway, and the Jhansi link strengthens access across the Bundelkhand region.
Four link expressways to connect key regions of Uttar Pradesh
The Cabinet has approved the projects under the engineering, procurement and construction (EPC) model. The four corridors are intended to improve movement between existing expressways and regional destinations, creating additional road connections for passenger and goods traffic.
The Farrukhabad Link Expressway will connect the Agra-Lucknow Expressway with the Ganga Expressway, passing through the Etawah, Kannauj, Mainpuri, Farrukhabad and Hardoi regions before reaching Shahjahanpur. The 50.94-km link between the Agra-Lucknow and Purvanchal expressways will connect two major corridors in the state.
The Jhansi Link Expressway will cover approximately 106 km across two packages in the Jhansi and Jalaun districts. Meanwhile, the 74-km Jewar Link Expressway is planned to connect the Jewar airport region with the wider expressway network through Bulandshahr.
Jewar and Yamuna Expressway property markets
The Jewar Link Expressway is one of four approved corridors expected to improve connectivity across Uttar Pradesh. By strengthening road access to Noida International Airport and the Yamuna Expressway region, the link could support the movement of passengers and goods while improving accessibility for residential, commercial and logistics developments around Jewar and nearby localities.
Square Yards’ September 2026 data lists the average villa price in Jewar at Rs 2,200 per square foot (psf). In the wider Yamuna Expressway market, the average asking price stands at Rs 9,850 psf, compared with Rs 9,250 psf in December 2025. The broader market includes several distinct residential localities, so its average should not be treated as Jewar’s price level.
Square Yards also records different price trends across localities near the Yamuna Expressway. Sector 23D has an average asking price of Rs 8,050 psf, while Sector 22D is listed at Rs 8,950 psf. The two localities have shown different recent price movements, highlighting variation across the wider market.

Farrukhabad Link Expressway connects central UP with the Ganga Expressway
The Farrukhabad Link Expressway is planned to connect the Agra-Lucknow Expressway with the Ganga Expressway, creating a route through Etawah, Kannauj, Mainpuri, Farrukhabad and Hardoi before reaching Shahjahanpur. The corridor could improve access between these districts and the wider road network.
The proposed connection with the Ganga Expressway could make travel between central Uttar Pradesh and other parts of the state more convenient. Improved access may affect housing demand, commercial activity, and land use near suitable interchanges, but the final route and supporting infrastructure will determine the extent of these effects.
Jhansi Link Expressway could improve Bundelkhand connectivity
The approximately 106-km Jhansi Link Expressway will connect parts of the Bundelkhand region through Jhansi and Jalaun. The corridor is intended to strengthen access between the region and the state’s wider expressway network, potentially improving road movement for residents, businesses and goods transport.
Better regional connectivity could improve access to residential neighborhoods and industrial areas in and around Jhansi. The effect on property demand will depend on how the expressway connects with existing settlements, employment centers and local roads. Development activity will also depend on land-use permissions and the availability of supporting infrastructure.
Agra-Lucknow and Purvanchal expressways to gain another connection
The 50.94-km link between the Agra-Lucknow Expressway and the Purvanchal Expressway will connect two major road corridors in Uttar Pradesh. This could improve travel between the state’s western and eastern parts and provide another route for passenger and freight movement.
Square Yards’ September 2026 data lists average apartment prices of Rs 3,600 psf in Agra and Rs 7,550 psf for apartments in Lucknow. The wider Lucknow market has different rates across localities and property types, with the city’s commercial and residential segments showing distinct pricing patterns.
Expressway expansion could influence regional real estate
For real estate, improved connectivity can make some locations more accessible to residents, businesses and logistics operators. However, benefits are unlikely to be uniform across every district. The proximity of an interchange, last-mile road quality, employment opportunities, development permissions, and local housing demand will all influence how individual markets respond.
