Looking for Jamabandi details along with Khata Khasra information? The Rajasthan State Government has officially established its Apna Khata portal where it is providing RoR or record of rights for ownership of land in a digitized manner. This portal was established by the Revenue Department post the passage of the Rajasthan Urban Land (Certification of Titles) Act of 2016 which is a law that seeks to provide land titles which are guaranteed by the State. All land record information is seamlessly provided online in a bid to curb illegal land transactions or other chances of fraud while offering swift services to citizens in the bargain.

This is commonly called Jamabandi online or Jamabandi Nakal. The easy accessibility for record of rights (RoR) online will enable better land data maintenance by the State while ensuring greater ease in document procurement for citizens.

Checking Jamabandi record online

You can easily view online Jamabandi minus any hassles. These are the major steps:

  • Login to the official site, namely http://apnakhata.raj.nic.in and then choose the district where the land is situated.
  • Post selection of the district, you will reach another web page where you have to select the Tehsil.
  • You will then have to choose the village name from a specific list and the year for which you require the land records.
  • On the page that comes up, users will have to enter the name, city, address and pin code and you can select from options like Khata details, Khasra, GSN, USN and name for getting a record copy.

Khasra Naksha comes from the Persian term which indicates survey or plot number for a particular plot or land parcel in village. In urban zones, land parcels come with specific survey or plot numbers accordingly. Along with Naksha Khasra, there is also the Khewat number or what we commonly know as Khata. This is the account number provided to owners which make up a set of specific co-sharers with land ownership in differing/same proportions. Buyers can easily check and verify titles of land prior to buying plots/land parcels. Sellers and buyers can view mutation status for properties easily while banks may require mutation documents and land titles before credit is issued.

The information that is provided on the official website, as per its own proclamation, is general data and there will be no immediate updates for certain nomination, making it not suitable for usage as authorized/certified copy in any office/court. For certified copies, users will have to obtain a document copy at any kiosk that has been recommended.
