Jaipur's property prices have seen substantial growth, largely driven by ongoing infrastructure expansion. Key investment corridors like Jagatpura are benefiting from projects such as the Nandpuri Road widening & proposed Orange Line metro, connecting Ambabari to Sitapura ,are expected to further boost the real estate sector.

The Jaipur Development Authority (JDA) plans to eliminate 21 traffic signals on Mahal Road, Sikar Road, and Sanganer Road by December 2026, replacing them with U-turn bays. This Rs 50-crore initiative aims to significantly ease traffic congestion and improve traffic flow on these major routes.

Several new residential projects have been launched in Jaipur, including Ashiana Gomti Apartments(in Bichpari), Aashish The Meridien( in C-Scheme), and Vanshdeep Vision 204 (in Pratap Nagar) . These projects offer various apartment configurations and are expected to be completed between September and December 2026.

The new 1,350 km Delhi-Mumbai Expressway is driving up real estate demand in Jaipur and Indore due to improved connectivity. Residential property prices in Jaipur have jumped 12-18% in the past year, attracting companies with lower office rents.

RIICO has approved infrastructure works for the upgradation of the Jhotwara Industrial Area in Jaipur, with an estimated cost of Rs 15.96 crores. RIICO is also investing Rs 1,200 crore to upgrade infrastructure across more than 450 industrial areas in Rajasthan, focusing on key facilities like water and power supply, road infrastructure, and drainage systems.

The Jaipur Development Authority's (JDA) plan to redevelop stretches of the Dravyavati River, inspired by Mumbai's Chowpatty, is facing a significant challenge due to toxic foam and untreated sewage polluting parts of the river. This pollution is hindering the redevelopment efforts, which aimed to create recreational spaces and improve the riverfront.

JDA has approved ₹665 crore for six infrastructure projects, including the construction of a four-lane elevated road from Aranya Bhavan Chowraha to Jagatpura ROB, aimed at alleviating traffic congestion. Other projects include sewer line & road laying in Prithviraj Nagar.Construction of 55 new roads worth ₹113 crore is underway in the Jhotwara. Northern Ring Road project, with an investment of ₹6,500 crore, too is progressing fast.

The state government has stopped the registration of properties based on informal housing society 'pattas' to curb unregulated real estate activities and protect buyers from fraudulent sales. All such land will now require a 90-A conversion, involving certification of land-use, layout, and road width norms by revenue, town planning, and JDA departments before registration. This is expected to bring greater transparency and legality to property transactions.
