Dasna is a fast-growing locality situated in the northeastern part of Ghaziabad. It is on the outskirts of the Delhi-Meerut Expressway and offers very affordable rates for rentals starting from around Rs. 9000 or 10000. For house buyers, the rates are around Rs. 3590 per square foot. It shares close proximity with some other popular localities and some major business houses in the neighbourhood such as Coca-Cola, Rathi Steel, Ashtech, Atlas cycles, IPSA locks, etc.

The affordable housing prices and steady development have been attracting more and more people to move here, making it a popular hotspot in the real estate market.

What’s Great about the Locality

The builders in the locality have been rolling out 4 and 5 BHK apartments to let the residents experience the comfort of spacious living. Some of the societies have been developed with a view to letting the locals experience the comfort of the entire city with a radius of just a few km and therefore they have built all the prime and basic civic amenities around the societies. These include schools, hospitals, banks, ATMs, shopping centres etc.

Most gated communities and societies also provide enough parking spaces for the locals, so that they do not need to worry about where to park their vehicles. The communities are clean and the locality has a lot of religious places around.

If you see it from the safety point of view, the locality is not considered very safe, especially for women. There have been several incidents of pocket-picking, snatching bags or jewellery and even robbery. The police patrolling has been increased and it is now very tight, but some cases are still being reported. Therefore it is important to be cautious in this area.

Another problem here is the rising levels of pollution. The locality is close to factories and industrial areas. So emission of various chemicals from these places has polluted the air and contaminated the water supply as well. Water contamination has been the reason for various health hazards here.

Dasna is on the outskirts of NH 24, and the Delhi-Meerut Expressway links it to various other prime locations around the locality. It is also closely connected to the railway station and other important roads. It has several police stations around and for safety purposes, more street lights and night vision security cameras have been added. The closest railway station here is the Dasna train station and Adhyatmik Nagar Halt. Buses under UPSRTC and auto rickshaws offer an easy mode of public conveyance along with remote cabs offering round the clock services.

The livability index of the locality is good and that is why its popularity has been rising recently in the real estate market.

When it comes to infrastructure, the popularity of the locality has been rising. In Dasna, a metro is planned for the area, and work is already underway on an eastern perimeter highway. Things will undoubtedly be out of reach compared to today in the next four to five years and provide an exceptional housing investment opportunity. The area is fast developing due to its placement against all the major roads that connect the greater NCR.

The nicest thing about Dasna is its location; it is only 25 kilometers from the future Dadri freight traffic route and 12 kilometers from the Eastern Peripheral Expressway. Dasna is a developing neighborhood with great potential for a level of life and a pollution-free environment. I love this place very much.

Dasna is a great locality that has a USP of its location. It is situated adjacent to the Eastern Peripheral expressway on one side while the Hapur Road cuts right into the middle of the locality. This is the reason the transportation availability is robust in the area. Moreover, the Delhi- Meerut expressways also provide great connectivity to the key hubs in the heart of Delhi. The location is well developed with affordable housing easily available in the area.

Shopping malls, vibrant local markets, and a variety of accommodation possibilities are all available in the neighboring Bulandshahr Road Industrial Area. Many people have moved there as a result of the abundance of schools, colleges, banks, ATMs, hospitals, and eating establishments. Numerous reputable educational institutions, like Shiva Institute of Management Studies, New Era College of Science and Technology, and others are located nearby. As a result, it is a very reputable area in Ghaziabad. Traffic jams are the problem in this area.
