Sector 107, Faridabad

Sector 107 is a residential sector in the Neharpar Phase 2 part of Greater Faridabad, Haryana, with pin code 121101. It lies on the Tigaon side of the city, along Manjhawali Road, a little east of Sector 110 and close to villages such as Tigaon, Nawada Tigaon and Chandpur

Much of the sector is still open land. Plots and low rise homes are the main kind of property here, and there are no big group housing societies inside the sector yet. Daily life is simple: a few schools are close by, but hospitals, malls and the metro are 7 to 13 km away.

Please note that Noida and Gurgaon also have a Sector 107. This page is only about Sector 107 in Faridabad, Haryana.

Sector 107 is for buyers who are thinking a few years ahead. The sector is part of the planned Greater Faridabad layout, so roads and land use follow a master plan. Land costs less here than in the settled sectors near the Agra Canal, and Tigaon next door already has shops, banks and daily services.

Manjhawali Road is the main road for Sector 107. It links the sector to Tigaon on one side and towards the Yamuna on the other. To reach central Faridabad, you drive west towards Ballabhgarh or the Agra Canal Road. For Delhi, most people use NH 19 (Mathura Road). There is no metro nearby yet.

Schools are the strongest point of this area. Three schools are within 3 km, and SD International School sits on Manjhawali Road inside the Sector 107 area.

There is no hospital inside the sector. The nearest ones are 7 to 8 km away, which is about a 15 to 20 minute drive.

For groceries and small needs, most people use the shops in Tigaon. For bigger shopping, The Next Door Mall and SRS World Mall are the closest options.

Tigaon, Nawada Tigaon Village, Badraula Village, Sector 105, Sector 106, Sector 108, Sector 109, Sector 110 and the wider Neharpar Phase 2 area.

By car: From Delhi, take Mathura Road (NH 19) to Ballabhgarh. From there, head east towards Tigaon and turn onto Manjhawali Road to reach Sector 107. You can also come through Greater Faridabad by crossing the Agra Canal and following the road towards Tigaon.

By metro: Take the Violet Line to Raja Nahar Singh (Ballabhgarh) or Sant Surdas (Sihi). Both are about 9 to 13 km from the sector, so you will need an auto or cab for the rest of the trip.

By shared auto: Shared autos run between Ballabhgarh and Tigaon. From Tigaon, you may need a local auto to reach your plot.

The two closest metro stations are Raja Nahar Singh (Ballabhgarh) and Sant Surdas (Sihi) on the Violet Line. Both are roughly 9 to 13 km away by road. Which one is quicker depends on where your plot is in the sector, so check live directions before you travel.

• RERA number: Every licensed colony must be registered with Haryana RERA. Search the number on the RERA website.

• Licence and layout plan: Ask for the DTCP licence and the approved layout plan. Check that your plot number is on it.

• Sector number: Make sure the papers say Sector 107, Faridabad, and not a nearby village only.

• Registry, not GPA: A proper sale deed (registry) gives you clear ownership. A GPA does not.

• Road and services: Visit the site and check the approach road, power lines and water supply.
