A city-wide survey by the Municipal Corporation has identified over 250 under-construction structures as illegal, with more still under scrutiny. Violations include construction without approved plans, commercial activities in residential areas, and significant deviations from sanctioned maps.

The Greater Mohali Area Development Authority (GMADA) has identified over ₹1,014 crore in outstanding dues from major real estate developers, including External Development Charges and license fees. This has led to a halt in fresh approvals for affected projects, raising concerns among homebuyers.

Chandigarh Administration has proposed significant amendments to its Master Plan-2031, aiming for higher-density development, taller buildings, and increased design flexibility to better utilize limited land and accommodate population growth. The Zirakpur Ring Road Project, a 16.5 to 19.2 km six-lane expressway, has begun its bidding process. A new 100-feet wide road is being planned to connect Chandigarh, Panchkula, and Zirakpur directly to the Mohali airport, bypassing the longer route through Mohali's road network. This project, pending Ministry of Defence approval for land acquisition, is expected to cut travel distances significantly, improving connectivity and convenience for air travelers from the Tricity region.

The long-awaited road underbridge (RUB) at the Baltana level crossing is set to begin construction.The project, which has seen cost escalation due to delays, is now funded and ready to proceed. Upon completion within 12 months, the RUB is expected to significantly reduce traffic congestion.

The Punjab and Haryana High Court has directed the Chandigarh Municipal Corporation (MC) to remove all encroachments from public places, including pavements and streets, by May 20. This order aims to restore public spaces for pedestrians and enforce the rule of law, addressing systemic issues of illegal occupation of public property.

CHB plans to auction 79 commercial booths and 14 residential units on a freehold basis starting next week. This initiative aims to generate revenue and provide housing opportunities. The CHB is also preparing to launch a general housing scheme with stilt-plus-six storey flats in Sector 53, 250 residential units on 2 plots of 4.5 acres each.

The controversial stilt-plus-four (S+4) housing policy in Panchkula is a major point of contention, with residents and welfare associations raising concerns about the strain on the city's infrastructure. The policy, which allows for increased vertical expansion, is being challenged in court, with a critical hearing scheduled.
