House of Swamiraj has launched a new residential project named Zenith in Thane West, valued at ₹180 crore. The company also plans to launch projects worth ₹500 crore in the same region in April 2026 and is exploring redevelopment opportunities in Thane East.

The Mumbai Metropolitan Region Development Authority (MMRDA) has presented a surplus budget of ₹48,072 crore, with a significant 87% allocated to infrastructure projects, including ₹4,000 crore for the development of Mumbai 3.0 New Town. This budget prioritizes planned urban expansion, improved connectivity, and enhanced urban services, aiming to boost the region's infrastructure ecosystem.

Adani Realty has launched 'Adani LIT Thane' in Teen Hath Naka, Thane West. Spread across 18 acres, the project features six high-rise towers offering 2, 3, and 4 BHK apartments with prices starting from ₹2.16 Cr and over 50 luxury amenities. This launch is set to cater to the premium housing segment in Thane, potentially driving demand for upscale residential properties.

FM India Supply Chain Pvt Ltd has leased 1.31 lakh sq ft of industrial space at Lodha Industrial Park in Thane district for five years, in a deal valued at over ₹33 crore. This highlights the growing demand for logistics spaces in the Thane-Bhiwandi belt, which is a key warehousing hub due to its proximity to Mumbai and JNPT Port.

The Thane Metro is scheduled to commence trial runs in September 2025, with a full commercial launch targeted for December 2025 . The project aims to link Thane to Wadala via Kasarvadavali, reducing congestion and improving connectivity . The trial will test rolling stock performance, signaling systems, and platform operations.

The Thane Metro Line 5 (Thane – Bhiwandi – Kalyan) civil work on the Thane–Bhiwandi section is almost complete, but the section to Kalyan is still under review. The project is expected to be completed by December 2026.

Housing sales in Thane are projected to decline by 28% during July-September, with an estimated 14,877 units sold compared to 20,620 units in the same period last year, according to PropEquity. This decrease is part of an overall 4% decline in housing sales across the top 9 cities in India.

Trial runs for the Wadala–Thane–Kasarvadavali Metro-4 corridor and its extension to Gaimukh (Metro-4A) will begin on the Cadbury Junction–Gaimukh stretch, with passenger operations expected by the end of December. The 10.5 km stretch from Cadbury Junction to Gaimukh is nearing completion and is expected to open by the end of 2025. Once operational, Metro Line 4 will provide connectivity between the eastern and western suburbs of Mumbai and Thane.

The Supreme Court has set a February 2026 deadline for holding elections to five major corporations in Maharashtra, including Thane, warning against seeking further extensions. The order comes as a wake-up call for urban governance across India, where civic elections are overdue in more than 61 per cent of urban local bodies. The elections have been stalled since 2022 due to litigation over reservation for Other Backward Classes (OBC).
