The Silk Board double decker flyover is the most significant ongoing infrastructure project directly affecting HSR layout. The remaining 3.5 km stretch connecting Silk Board Junction to Ragigudda is expected to open by end of March 2026, subject to approvals. This Yellow Line metro project will link HSR layout to BTM Layout, Ragigudda, JP Nagar, and Banashankari reducing the Silk Board bottleneck that has long affected daily commutes. Additionally a proposal has been made to build a cyclist and pedestrian tunnel using defence land to connect HSR layout to neighbouring residential areas improving non vehicle mobility. The Iblur Junction area beneath the flyover was also recently cleaned and converted into a public space through citizen and civic collaboration.

Advantages & Considerations

Why choose HSR layout for Living?

An honest look at what residents love — and what to watch out for.

What's Great
  • Narayana Multispeciality Hospital is just 0.57 km away and Cambridge Public School is 0.40 km away giving residents two of the most practically accessible healthcare and education anchors of any residential locality in South Bangalore
  • All four quality of life indices score 4.0 or above out of 5 making @locality_name the most consistently rated locality across lifestyle, livability, connectivity, and education and healthcare in Bangalore
  • Independence Park is 0.25 km away and the seven sector layout includes multiple parks and open spaces giving residents genuine green access within walking distance
  • The Silk Board double decker flyover nearing completion will directly connect the locality to the Yellow Line metro reducing the Silk Board traffic bottleneck that has been the biggest daily frustration for residents
  • Strong IT hub access via Hosur Road to Electronic City and Sarjapur Road to Bellandur and ORR means most tech professionals can commute without crossing central Bangalore
What's Concerning
  • The budget demand mismatch is severe. 56% of buyers want Rs 50 Lakh to Rs 2 Crore properties but only 11% of supply is in that range. 73% of supply is above Rs 5 Crore making most available properties unaffordable for the majority of buyers
  • Heavy traffic at Silk Board Junction during peak hours remains a daily challenge and the flyover completion, while upcoming, is still subject to final approvals
  • Waterlogging and sewage disposal problems during monsoons are a recurring civic concern reported consistently by residents
  • Plot supply at 50% of all listed properties creates confusion for buyers who want built apartments or houses and find mostly land plots available
  • Property prices above Rs 17,000 per sq ft and 2 BHK rents around Rs 41,800 per month make @locality_name one of the more expensive residential choices in South Bangalore
