To protect the underground Mumbai Metro Line-3 tunnels, the Mumbai Metro Rail Corporation (MMRC) now requires all landlords and housing societies within a 50-meter influence zone to seek approval before undertaking any redevelopment, construction, or demolition activities. This measure aims to prevent any adverse impact on the tunnels and ensure the safety of the infrastructure.

Mumbai's real estate market showed a strong performance in November 2025 with 12,219 property registrations, a 20% year-on-year increase and the highest for November in over a decade. This indicates steady demand, with residential properties forming nearly 80% of registrations. Stamp duty collections also saw a 12% annual increase, reflecting continued buyer confidence.

Maharashtra Real Estate Regulatory Authority (MahaRERA) has ruled that builders issuing conditional occupation certificates (OC) are liable to meet all specified conditions. If conditions are not fulfilled, builders may have to pay interest compensation to homebuyers. This ruling emphasizes the importance of obtaining final OCs and ensures accountability in real estate project completion.

MMRDA has allocated ₹40,187 crore for infrastructure projects in 2025-26, with a major focus on metro and road development, including coastal connectivity and new tunnels. Nearly 87% of the budget was earmarked for infrastructure development.

The Maharashtra government plans to introduce a new policy to grant occupation certificates (OCs) to over 25,000 buildings in Mumbai's suburbs that have been operating without formal certification. The policy aims to rectify technical or administrative lapses made during construction and will be implemented transparently through an online system starting October 2. Housing societies are encouraged to apply for OCs, with no penalties for applications within the first six months, though premiums will be required for additional FSI usage.
