East Kolkata is the well developed and fast growing residential cum commercial region of Kolkata which is highly in demand at present. The demand for property in East Kolkata has reached fever pitch as property buyers move out of highly saturated north and south pockets towards the EM Bypass which is the major connectivity lifeline and thoroughfare of East Kolkata. Rajarhat/New Town and Salt Lake City are major residential cum commercial zones in East Kolkata. The entire zone has witnessed development across five sectors with four of these kept for residential purposes and the last one for commercial, institutional and industrial developments.East Kolkata boasts of Sector V which is the biggest and the primary IT and business hub of the city. Sector V is home to the biggest multinational companies and IT/ITeS giants. Rajarhat has also metamorphosed into a major residential cum commercial hub with several corporate and government offices located here. East Kolkata is also home to several amusement and entertainment destinations including Nicco Park which spreads over 40 acres in addition to the Arts Acre, Nalban and Eco Tourism Park. Several reputed educational institutions and management colleges are located here including the Indian Institute of Foreign Trade. There are several leading hospitals in addition to shopping malls like City Centre I and II, Mani Square and many more.New Town has three action areas where the first comprises of a CBD and residential/commercial plots in addition to plots. The second action area has the major CBD and business parks like Unitech and DLF. The third action area will majorly possess premium residential townships. There are several roads like the Park Circus Connector, VIP Road, Maniktala Connector and Anwar Shah Connector Link that are all accessible as offshoots of the E.M. Bypass which links East Kolkata to Ruby and surrounding areas while offering access to south Kolkata as well. Several flyovers are also being developed in the area like the one from Parama to Park Circus. There are outer Ring Road terminals and two new metro routes are being constructed which will benefit East Kolkata eventually, i.e. the East-West Metro and the New Garia-Airport Metro. The International Airport is easily accessible from East Kolkata.The Light Rail Transit (LRT) system is another major infrastructural development in the zone. Leading developers like Shapoorji Pallonji, Unitech, Shrachi Group, Tata Housing, Keppel-Magnus, Ideal, DLF and Park Chambers have a significant presence in East Kolkata. The Salt Lake-Sealdah phase of the East-West metro may be operational by early 2018. Property prices have gone up by approximately 2.89% in the area as per Q3 2015 while property prices range between INR 2, 600-4, 679 per sq. ft. for the same period. Popular projects include Team Taurus Wow, Siddha Happyville, Tata Avenida, Unitech Air and Tata Eden Court to name a few.
