Bengaluru property market remained stable in comparison to other regions in the country such as Delhi-NCR and MMR. East Bengaluru has come to the forward as one of the most profitable investment hubs in the city. Areas like Whitefield, Hoodi, Outer Ring Road, Mahadevapura, Bellandur, Sarjapur, Marathahalli, Indiranagar and many more have emerged as a residential as well as a commercial hub in Bengaluru. A key factor that helps in growth of this region is the availability of the commercial development with lots of IT offices and tech-parks such as Visa Inc Technology Center, Bagmane Tech Park, RMZ Infinity, EPIP Zone, Brigade Tech Park, RMZ Ecospace, Embassy Tech Village. Connectivity to the new international airport, via ORR (Outer Ring Road) and other major hubs of the city, has translated in a real estate boom in the area. Proximity with SEZ Park/IT hub, shopping malls, schools and Multispecialty Hospital also helped this region to gain the title of favorites investment destination in the city. This part of Bengaluru is ideal for investment in residential properties because of its better connectivity with IT/ ITes companies, railway station (KR Puram station and Whitefield station) and with Kempegowda international airport.Connectivity and Infrastructures:Extension of metro rail line (purple line) up to Whitefield will automatically boost the region in coming years. Improving physical infrastructure including the flyover on The Outer Ring Road (ORR) and proposed eight-line Peripheral Ring Road (PRR) will improved connectivity to Whitefield and it will ease traffic movement from workplaces to residential clusters. As per the reports IT special economic zones (SEZs) spanning over 250 acres have been planned at Hoodi village in Whitefield, Bagur village in Hoskote taluk, and Devarabeesanahalli, Boganahalli, and Bellandur in Varthur. Train service has also started by the South Western Railways from Majestic to Whitefield in the office hours to ease traffic woes. Improved social and physical infrastructure in the vicinity have boosted the real estate development in the region and has attracted several developers including Puravankara, Prestige, Raheja, Nester Group, Sobha and many others for their portfolio expansion. The property rates in these areas have seen the upward movement over the last years. Social Infrastructure:Being close to the nature and social infrastructures such as several lakes (Varthur Lake, Hoodi Lake, Kundalahalli Lake, Doddanekundi Lake, Bellandur Lake, KR Puram Lake etc.), park and the temples is the main advantage of living in East Bengaluru. The locality has all kinds of social amenities like educational institutions such as like New Horizon College of Engineering, Vydehi Institute of Medical Sciences and Research Centre, Gopalan College of Engineering and Management, Ryan International School etc., and health care services including hospitals and nursing homes such as Sakra World Hospital, Sri Sathya Sai Super Specialty Hospital and Narayana Multispecialty Hospital etc. and with key retail malls such as Phoenix Mall, VR Bengaluru and Forum Neighborhood Mall.
Bengaluru recorded a historic gross leasing of 28.7 million square feet of office space in 2025, a 59% annual increase. This surge was driven by high demand, particularly from foreign firms establishing GCCs. Bengaluru retained its position as India's largest office market, with 63% of the leased space occupied by GCCs. India's office real estate market touched 86.4 million sq ft of gross leasing in 2025, a 20% rise from 2024.
Commuters will face traffic disruptions on the Varthur-Gunjur stretch as the road widening and elevated corridor project is now expected to be completed by 2027. Originally planned as a 1.9-km stretch, the project has expanded to include a flyover near Varthur Kodi and provisions for a future double-decker structure and metro alignment. Progress has been hampered by land acquisition issues.

While other major cities experienced a decline, Bengaluru, Chennai, and Kolkata saw increases in housing sales.
The Karnataka government has transferred major road infrastructure projects from the Greater Bengaluru Authority (GBA) to Bangalore Smart Infrastructure Limited (B-SMILE) for execution and monitoring. Five projects worth over ₹2,600 crores, including white topping plans, flyovers, high-density corridor action plan, and rail-over-bridge, have been transferred to B-SMILE to accelerate project completion and improve oversight. B-SMILE was created to handle large-scale infrastructure projects and will oversee projects across Greater Bengaluru.

Chief Minister Siddaramaiah has given Greater Bengaluru Authority (GBA) officials a one-month deadline, until October 31, to repair all roads in Bengaluru, allocating an additional ₹750 crore for the effort. He warned that chief engineers will be held accountable if the deadline is not met and cautioned officials against compromising on quality, threatening strict action for any shortcomings. The Chief Minister criticized the current repair work as unscientific and substandard.
The Bruhat Bengaluru Mahanagara Palike (BBMP) has been dissolved and its responsibilities divided among the Greater Bengaluru Authority (GBA), five corporations (North, South, East, West, and Central), and Bengaluru Smart Infrastructure Ltd (B-SMILE). Corporations will handle maintenance and minor redevelopment, while major infrastructure projects are assigned to GBA and B-SMILE. A sum of Rs 1,100 crore has been allocated to the five corporations, with MLAs involved in road selection. Junction improvements worth Rs 150 crore and Rs 70 crore for public toilets and sweeping machines will also be redistributed. The BBMP has dropped its Rs 50 crore ornamental lighting plan due to funding shortages. GBA will oversee the Rs 2,000-crore Water Security and Resilience Project, focusing on stormwater drain improvements, and a Rs 238-crore project under the National Disaster Mitigation Fund, along with Rs 50 crore for digital infrastructure upgrades. The GBA will operate through five municipal corporations. Each corporation will have its own mayor, officers, and local governance team.
