Adani Realty Wins Bid for Bandra Reclamation Redevelopment Project

Adani Realty, a subsidiary of the Adani Group, has secured the bid for the redevelopment of a 24-acre land parcel at Bandra Reclamation in Mumbai. The Maharashtra State Road Development Corporation (MSRDC) had invited bids for the project, and Adani Realty emerged as the highest bidder.

Top Bidder for Prime Land in Mumbai

Adani Realty has offered a revenue share of 23.15% to the state government body, surpassing Larsen & Toubro, the only other eligible bidder in the process. Larsen & Toubro was the second highest bidder with an 18% revenue share offer. The final decision will be made by the MSRDC Board next week.

Obligations and Terms of the Bid

According to the bid terms, Adani Realty will have to share either Rs 8,000 crore or 23.15% of the project’s gross revenue with MSRDC. In addition, the company will provide a furnished 50,000 sq ft office space to MSRDC. These conditions must be fulfilled within 10 years from the handover of the land parcel to the developer. Adani Realty will also pay Rs 2 crore per month to MSRDC during this period.

Scope of the Redevelopment Project

The 24-acre land parcel, located near the Bandra-Worli Sea Link, has been allocated for both commercial and residential purposes under the Development Control Regulations for Greater Mumbai 2034. The project aims to transform the area into a modern and vibrant hub. It has attracted the attention of several developers, and the pre-bid meeting witnessed active participation.

In November 2022, the group secured the Dharavi Redevelopment Project, a prestigious initiative to transform Asia’s largest slum cluster spread over 600 acres in Mumbai.
